Signs of Foundation Problems in a Clay-Soil Town

Updated

Around Corpus Christi, most homes sit on clay that shrinks as it dries and swells when it gets wet. Every house moves a little with it. Foundation settling becomes a problem when the movement keeps going in one direction, or when one part of the house moves more than the rest. Here is what to look for in a slab home and in a pier and beam home.

How Clay Moves a House

How clay soil moves a slab foundation in Corpus ChristiA house on a concrete slab with a thicker beam at its edge sits on clay. Near the edge, the clay dries in a drought, shrinks and cracks, and a gap opens under the beam so the edge drops. A tree pulls water from the clay near the house, and a short downspout soaks one spot so it swells. Deeper clay keeps a steadier moisture. A soaker hose a little away from the slab keeps the moisture even.STEADIER DEEP CLAYACTIVE CLAYSLAB HOME1234567

Normal Settling Usually Looks Like This

  • Thin shrinkage cracks in a garage slab or patio that never get wider
  • A few small drywall cracks in a newer home during its first years
  • Hairline cracks that open a little in summer and close after rain, without growing year to year

Signs of Foundation Problems in a Slab Home

  • Doors that stick, swing open by themselves or stop latching, at one end of the house
  • Diagonal cracks above doors and windows, and stair-step cracks in brick veneer
  • Gaps between walls and the ceiling, or between baseboards and the floor
  • Cracked floor tile in a line across a room
  • A slab edge outside that sits lower at one corner, or a gap between the slab and the soil

Signs of Foundation Problems in a Pier and Beam Home

  • Floors that slope, sag in the middle of a room or bounce when you walk
  • Doors that drag on the floor and gaps above them
  • Cracks in interior walls that follow the floor
  • Standing water, a musty smell or soft wood in the crawl space

Cracks in a Slab Foundation: When to Worry

Thin cracks in a slab are common and usually from shrinkage. Take a closer look when a crack is wide enough to slip a coin into, when one side sits higher than the other, when it keeps widening, or when it lines up with sticking doors and wall cracks above. Those point to the ground moving under the slab. Mark the ends of each crack with a pencil and the date, measure the width, take a photo with a ruler in it, and check again after the next dry spell and the next rain.

Watering Your Foundation in Corpus Christi

In a long dry spell, the clay right next to a slab dries and shrinks first. Keeping that soil at a steady moisture limits how much the edge moves. The usual method is a soaker hose laid a foot or two away from the slab, not against it, run on a regular schedule rather than all at once.

  • Check the water stage first. Corpus Christi sets water restrictions by stage. Under Stage 2, in effect since August 4, 2026, foundation watering is allowed every other week on your designated watering day (City of Corpus Christi, Stage 2 FAQ). Rules change with the stage, so check the city's current rules before you water.
  • Aim for steady, not wet. Soil that is soaked against the slab can swell and cause its own movement, and water that pools near the house is not the goal.
  • Fix the extremes. Carry downspouts away from the house, and ask about trees planted close to the foundation.
  • Watering does not fix damage. It helps limit movement. A house that is already out of level needs an inspection.

What to Do Now

  • Send roof water away from the house: clean gutters, longer downspouts, soil that slopes away.
  • Leave cracks you want inspected unpatched, so the contractor can read them.
  • For a house that is clearly moving, ask for an inspection soon.
