Start from what you see

Typical Prices by Problem

Part of a slab house is sinking

Doors that stick, sloping floors, diagonal cracks over doors and windows. The usual fix is piers under the part that moved.

House leveling and foundation piers

Pressed or helical pier, each
$1,500 to $3,500
Priced per pier. A settled corner may need a few, one side of a house many more, so compare totals and pier counts.
Plumbing leak test, slab home
$300 to $800
A plumber checks the drain lines under the slab. A leak can soften the soil, and lifting a slab can open a weak joint.

Floors are soft, bouncy or out of level

Typical of pier and beam homes: blocks that tipped, shims that shrank, or a beam or sill that rotted.

Slab or pier and beam: how to tell

Pier and beam re-leveling and shimming
$1,000 to $10,000+
Resetting blocks, replacing shims with steel, adding piers under the beams. The number of support points drives the range.
Replacing a rotted beam or sill section
$1,000 to $5,000
Per section, depending on length, access in the crawl space and what sits on top of it.

Cracks in the slab, brick or walls

Some cracks only need sealing. The ones that keep growing point to movement, and the price is in fixing that.

Foundation crack repair

Sealing a slab or wall crack, each
$300 to $1,000
Epoxy or polyurethane injection, or sealant for a crack that is not moving.
Brick veneer crack repair
$300 to $1,500
Repointing mortar joints or resetting bricks once the movement behind the crack has been fixed.

A driveway, patio or walk dropped

Flatwork that sank in large, sound pieces can usually be lifted instead of replaced.

Concrete leveling and mudjacking

Mudjacking, one slab section
$500 to $2,000
A cement slurry pumped under a sunken driveway, patio or walk section. Bigger or deeper drops cost more.
Foam concrete leveling, one slab section
$700 to $3,000
Polyurethane foam through smaller holes. Lighter and quicker to cure, usually priced above mudjacking.

The crawl space is damp

Humid air and standing water under the house rot wood and invite pests. Fixes range from a vapor barrier to full encapsulation.

Crawl space repair and encapsulation

Crawl space vapor barrier
$1,500 to $4,000
Plastic sheeting over the ground under the house. Thickness and how far it runs up the walls set the price.
Full crawl space encapsulation
$5,000 to $15,000
Sealed liner, closed vents and a dehumidifier. Size of the crawl space and repairs found along the way drive the total.

You want an independent opinion

Before a large repair, when buying or selling, or when two quotes disagree.

Independent structural engineer report
$400 to $1,000
A paid, written opinion from someone who does not sell the repair. Contractor inspections are often free.

What Moves the Price

  • Slab or pier and beam

A slab home is lifted from outside with piers. A pier and beam home is worked on from the crawl space, where access and headroom change the price.

  • Count of piers or support points

Most foundation work is priced by the unit: per pier, per shim point, per beam section. Ask every contractor for the count behind the total.

  • How deep the piers go

Coastal Bend clay can be deep. Piers stop where they reach resistance, and some quotes add a charge past a set depth.

  • Plumbing under the slab

Many contractors ask for a plumbing test before lifting a slab home. A leak found along the way adds a plumber to the job.

  • Drainage and watering

Gutters, grading and a steady watering routine help the repair last. Added to the job, they raise the price but protect it.

  • Permit and engineered plan

The City of Corpus Christi asks for a permit and an engineer sealed foundation plan for foundation repairs. Ask who arranges and pays for both.

Slab Foundation Repair Cost

Piers are priced one at a time, so the count matters more than the unit price. A settled corner may need a few; one side of a house many more. Pressed concrete, steel push and helical piers fall in similar ranges, and some quotes add a charge past a set depth. Ask whether lifting, the plumbing test and restoring landscaping are included.

Pier and Beam Foundation Repair Cost

Re-leveling a pier and beam home is priced by the number of support points the crew resets, shims or adds. Rotted beams and sills are extra, priced per section. Crawl space height matters: a low crawl space takes longer to work in. More on house leveling in Corpus Christi.

Crawl Space Repair and Encapsulation Cost

A vapor barrier is the entry point. Encapsulation adds a heavier liner up the walls, sealed vents and a dehumidifier, and the size of the crawl space drives the price. Wood repairs found along the way are quoted separately. More on crawl space repair and encapsulation.

Concrete Leveling Cost

Lifting a slab costs a fraction of tearing it out and pouring new concrete. Foam usually costs more per section than mudjacking. More on concrete leveling in Corpus Christi.

Foundation Inspection Cost

Contractor inspections are usually free, and the contractors who answer requests here offer one. An independent structural engineer charges for a written report. It is worth it before a large repair, when two contractors disagree, or during a sale.

Permits and Engineered Plans in Corpus Christi

Inside Corpus Christi city limits, permits go through the city's Development Services department.

  • The city lists foundation repairs among residential repairs that need a permit, and asks for an engineered, sealed foundation plan for the repair (City of Corpus Christi, residential remodels and repairs). Plan on an engineer being part of the job.
  • Engineers in Texas often work from the Texas Section of the American Society of Civil Engineers guidelines for evaluating and repairing residential foundations (Texas Section ASCE, residential foundations). Ask which method the plan follows.
  • Put in the contract who applies for the permit, who hires the engineer and who pays each fee.
  • Portland, Robstown, Gregory, Ingleside and Aransas Pass are separate cities with their own permit offices.

Paying for the Repair

Some foundation contractors offer financing through a lender. Compare the rate, the term and the total cost with other options such as a home equity loan. Standard homeowners insurance rarely pays for settling or soil movement: see does insurance cover foundation repair.

Comparing Quotes

  • Same scope on every quote: how many piers or support points, where, and to what depth or reading.
  • Whose engineered plan, and whether a final engineer letter is included.
  • Plumbing test before and after, or not.
  • What is restored afterward, and what is not.
  • Warranty terms in writing, including transfer when you sell.
  • Be careful with a very low price on a large structural job, or pressure to sign the same day.
